We hope that this section of the website covers, in plain English and in full detail, most of the questions you would like to ask about buying a holiday home. We hope you will agree that Trevella is a uniquely peaceful and beautiful holiday park and we want to make sure that continues for everyone who owns or visits Trevella. After all, your leisure time is a precious thing.
How many Holiday Home are for sale?
Due to the high demand for holiday rental at Trevella we only release a limited number of holiday home pitches for private ownership each year.
What size are the pitches?
We are offering a range of sizes. We have a few pitches for 28 or 32 feet Holiday Homes but most will accommodate 36 feet or more.
What am I actually buying?
You are buying your Holiday Home outright. We do not enforce any age limit on Holiday Homes at Trevella. You will be granted a site licence for a minimum of 15 years for static caravans and 30 years for lodges. After this initial period your agreement will be reviewed on an annual basis subject to the Holiday Home and the pitch being in a suitable condition to do so.
What protection do I have?
We will give you a written contract explaining all the terms of your purchase and occupancy. The agreement is based on industry standard documentation produced by the British Holiday and Home Park Association and the National Caravan Council. We are members of the association and follow its rules and recommendations for the sale of Holiday Homes. You should make sure you understand all the terms of the contract.
Do I own the land the Holiday Home is sited on?
No, the licence is a right to occupy a pitch within Trevella for a minimum of 15 years (30 years for lodges) and thereafter subject to an annual review.
Why have a license period?
Holiday Homes are sold by different companies on a variety of terms and lengths of licence. We follow the recommendation of the recognised trade association, the British Holiday and Home Park Association and the National Caravan Council but after the initial 15 year period for static caravans or 30 years for lodges we review your licence agreement annually subject to the Holiday Home and Pitch being in a suitable condition to do so. We do not have an upper age limit for privately owned Holiday Homes sited at Trevella. The annual review is designed to ensure that the high quality of the Park and Holiday Homes is maintained. If properly maintained your Holiday Home should provide many years of happy holidays for you and your family far beyond the initial license.
Do I have to pay a deposit?
To secure a Holiday Home we will normally ask for a 10% deposit on the day you decide. Once we receive this deposit we immediately take the Holiday Home and pitch you have chosen off the market. We work with you on a suitable timescale for completion of your purchase. If, for whatever reason, you are unable to complete your purchase, you may cancel the agreement within 5 days and we will return your deposit in full.
What choice do I have?
Two choices in most cases; the type of Holiday Home and which pitch. You may be able to select a Holiday Home we have carefully chosen and sited which you can start using as soon as you’ve paid in full and, where necessary, the services are fully connected. Some Owners prefer this quick and simple approach. However, others prefer to specify a particular Holiday Home. We work with all of manufacturers and/or their agents and can help you decide which Holiday Home suits your tastes, your needs, and your pocket. You can choose the number of bedrooms, layout, decoration, furniture – in fact, just about anything!
Early on there will be a choice of pitches and we will always try to accommodate your preferences where possible. If you want the widest choice it is best to act quickly.
How long will it take to complete a purchase?
Not long at all. If you are buying a Holiday Home that is already sited it’s just a case of sorting out the paperwork. If you choose to specify a Holiday Home to be built for you it will take longer.
Can we buy our Holiday Home as a family or a group?
Can we part exchange anything against a Holiday Home?
Yes, we will consider the part exchange of Static Caravan Holiday Homes currently on other Parks, Touring Caravans or Motorhomes. We will make you a fair offer for your part exchange subject to our assessment of its value.
Is finance available?
Finance is available subject to status and lender criteria. We operate from a panel of selected lenders. Deposit and fixed rate will depend on your circumstances. Full details are available on request.
Who can help me?
Helpful guidance for customers is available in the NCC Holiday Park – Holiday Home Ownership Code of Practice (see www.approvedholidayparks.co.uk). For information on your statutory rights contact a local authority Trading Standards Department or Citizens Advice Bureau.
What facilities can I use?
Trevella is for the exclusive use of Holiday Home Owners and Visitors. The facilities include our swimming pool and two well stocked coarse fishing lakes. If you have any questions please just ask.
Can I use my Holiday Home as a permanent home?
No, our Holiday Homes are restricted to Holiday Home use. All our Owners must have a residential address, either in the UK or overseas. Outside of our season the park is closed and you will not be able to use your Holiday Home during that time, although you are allowed to visit during office hours if required.
What about car parking?
We allocate one or two dedicated parking spaces alongside each Holiday Home, depending on the plot size. There is also communal parking around the park for any guests that may be visiting.
Are dogs allowed at Trevella?
Dogs and other pets are welcome, but they must be well behaved, quiet, and, for dogs, kept on a lead at all times when outside the Holiday Home. We do limit the number of pets to two per Holiday Home and of course dog owners are required to clean up after their pets.
What are the running costs for a Holiday Home?
Full details of the annual site fees and other running costs are on our Annual Running Costs sheet and can be explained by a member of our team. The charges include pitch fees and water supply charges. As you would expect, you must insure your Holiday Home and pay for the gas and metered electricity you use, just as you would at home. Metering ensures that you only pay for what you use (plus a reasonable infrastructure maintenance charge for a metred electricity supply). In the case of water and drainage costs this is a fixed amount, currently £145.87 (inc VAT) per annum. You may also need to winterise your caravan each year. You should make sure you understand all the charges so please ask if you need any information or help.
Do we have to pay insurance?
Holiday Home insurance is compulsory for our Holiday Homes. Details of the type and amount of insurance required are available from the Holiday Home team.
Do we have to pay council tax?
No, as your Holiday Home is for holiday use only it is not liable to council tax. However, a small rates charge is payable as mentioned above.
Does our Holiday Home come with a guarantee?
All new Holiday Homes come with a full manufacturer’s guarantee. Guarantees for pre-owned Holiday Homes will be agreed individually. Full details are available on request.
What about maintenance and repairs?
We want to keep the Holiday Home development looking great. We will look after all gardens and the development but you will be responsible for the upkeep of your Holiday Home. Of course we can help with Holiday Home maintenance if you prefer.
Can we sell our Holiday Home ourselves?
Yes, the Licence Agreement explains all of your options if you ever decide to sell your Holiday Home. If you sell it on Trevella we will need to approve the buyer and will charge a commission.
Can I sublet my Holiday Home?
Yes, lots of Holiday Home Owners like to rent out their Holiday Homes when they are not using them. Trevella has a large and loyal customer base and we achieve good occupancy for our hire fleet. We will be happy to sublet your Holiday Home alongside our fleet; it can be a great way to earn income from your Holiday Home to contribute towards your running costs. We can provide full terms and conditions for subletting if you require them. In some circumstances you may entitled to tax benefits on any income earned from subletting your Holiday Home. We can provide further information and also recommend you seek the independent advice of an accountant to establish your entitlement.
Are there any rules for Trevella?
Yes, for the benefit of all Owners and Guests. The rules, terms and conditions are there to protect the development and most importantly our Holiday Home Owners. The rules cover areas such as noise, parking, ornaments, plants and general conduct. Above all the rules exist to ensure that all of our Owners and Guests enjoy the time they spend relaxing at Trevella. A full copy is available on request.
What should I do if I want to proceed or find out more?
In the first instance; get in touch with us. We recommend you think about two key things; is Trevella the right park for you and, if so; how much are you comfortable spending (either in a lump sum or a deposit and monthly instalments if you choose to finance your purchase)? Remember that you will also need to budget for your annual site fees and other unavoidable annual costs. Once you are comfortable with these two questions you can start to consider your choice of Holiday Home and pitch. There is no substitute for seeing for yourself what you get for your money at Trevella so we recommend a visit to the Park at the earliest opportunity. If you visit during the season we can provide overnight accommodation for you in one of our Static Caravans, subject to availability. Out of season, or when there is no availability in season, we can provide overnight accommodation at a local hotel for you.
